Is this project developed or new one under development?

The project is FULLY DEVELOPED, GATED COMMUNITY & OPERATIONAL for the last 25 years with massive Club House spread on 15 acres with all amenities, 24/7 security with CCTV Surveillance and completely fenced all over 1200 acres

When was Hosur Farmland Launched?

Hosur Farmland where launched in 2000 and completely sold-out, thereafter Phase 2 & 3 where launched in 2011 & 2014 (this too is completely sold-out). Now, NEW EXTN is OPEN close to Phase – 1 & 3 with an amazing scenic view.

How many people have already purchased so far?

Over 1700 people have purchased plots ranging from 1/4 acres, 1/2 acres. 1 acres or more, about 185 houses are built already and are using it as weekend getaway / holiday homes. Also, over 45 families are Permanently settled for their retirement life and living with the nature. 

Can a non farmland purchase agricultural land?

Yes, this is one of the biggest benefit of investing in Hosur Farmland as Tamil Nadu is one of the only 2 states in India that allows non-farmers to purchase agricultural land (now Karnataka is allowed, but amendment is not released yet). 

Can you build a house in Farmland / agricultural land?

Yes, you can build a Farmhouse in the agricultural land up to a 30% of your land area, which is good enough to build a larger duplex house. You also need to get local Panchayat approval which is very easy and we can help you with this process 

Is this project is approved / are there any approval?

Since this is purely an agricultural land, no approval are required or granted. You need Panchayat approval only to build a home in your land. But, not approval is required to buy the plot in the first place

What amenities are available for Plots Owners?

15 acres Club-house is exclusive for the plots owners with all amenities mentioned above. Complementary 50 trees on the boundary and 10 fruits bearing plants within the plot. Water pipeline connections for each plots, incase you need additional water need can be taken from us under chargable basis 

Does the developer provide any regular maintenance for the plot

Yes, you get free maintenance for first 2 years and 3rd year onwards you pay Rs. 0.15 P. Sft per month as maintenance charges. For 1/4 acres plot, this comes to just Rs. 1650 per month. This maintenance includes water, common electricity, bush cleaning your plots, maintenance of common road & secirity 

Is the Club house is open to public or limited to plot owners?

As of now, the facilities of Club House is available only to plot owners, however at a later stage, the club house maybe partially be opened to public on a limited basis – such aas banquet hall for marriages / meetings, Guest rooms etc. But as of now it is open only for plot owners. 

What is the price & is the price negotiable?

Price ranging from Rs. 280 P.Sft upto Rs. 350 P.Sft. depending on position within the layout. This means the starting of a smaller plot is Rs. 280 X 1/4 acres is Rs. 30.5 lakhs + registration (approx Rs. 2.2 lakhs)
Price is slightly negotiable based on the payment schedule and/or for bulk purchase of 1/2 acres or more.

Can you get bank / home loan for this plot or a Instalment Scheme

Since this is agricultural land, home loan facility is NOT AVAILABLE / APPLICABLE through-out India. 
And, while the normal payment schedule is applicable upto 60 days, you can ask for the extension of maximum 3 – 4 months to pay the entire plot value in 3 – 4 instalment

Is there a different prices for phase 1,2 & 3, now new extn?

Can I come for a site visit / When can I visit the project?

You are welcome to visit the project 7 days a week between 6 AM to 6 PM (best enjoyed early morning or late afternoon / evening before sunset. Whenever possible please call us Dorairaj on +91 8220830555 atleast 1 hr in advance to fix up a time for you to be taken around as you may not be allowed into the campus without prior appointment 

Is it open on weekend / holidays? is it possible to share reference of existing customers.
